Flood

National hydrodynamic model

Built on 2 m DTM with drainage networks and rainfall simulated across multiple return periods, producing a damage curve for each site rather than a single scenario. Surface and river flood indices, plus exposure relative to surrounding infrastructure.
Fire

Wildfire severity & frequency

Severity and frequency are modelled separately, because the two have different drivers. Severity is a deep neural network predicting daily rate of spread across a national grid from around 175 features, including drought indices, wind, terrain and vegetation condition. Every stand carries a banded seasonal index.
Geotechnical

Seismic & dolomite

Probabilistic seismic hazard analysis at 50, 100 and 200-year return periods, with dolomite classification for sinkhole potential.
Response

Emergency access

Distance to police, fire brigade, public emergency rooms and private hospitals. Response time becomes a priced risk factor.
Security

Crime & safety

Area crime index built from official SAPS data, graded Low to Extreme. It is scored separately for open suburb, complexes and estates, because access control changes the exposure materially.
Weather

Extreme weather & coastal surge

Coastal and storm surge exposure with height above sea level for waterfront assets. A family of indices covers precipitation, heat and cold stress, drought, hail-conducive conditions, extreme wind and lightning. All are built to one statistical standard, so perils stay directly comparable and can be combined into portfolio scorecards.
Concentration & accumulation

How much sits in one place

A portfolio can be well priced site by site and still be dangerously concentrated. ALR aggregates every peril into a single view so you can see what one flood, one fire or one hailstorm reaches at once, by business unit, region, policy class or the whole book.

Rules you set

Every peril carries its own concentration layer, so a zone is defined by the hazard itself rather than a circle drawn on a map. Set your own thresholds against those zones and ALR tests each new site before it is added, rather than surfacing the problem in the next quarterly review.
  • MAX 5 SITES - No more than five sites inside one flood concentration zone
  • MIN 250 m - No two sites closer to each other than a distance you set
  • MAX R50m - Total exposure inside a zone may not pass a value you set
  • FLOOD ≥ High - Cap how much may sit in a single hazard band
  • PER CENTRE - Limit outlets or branches within one catchment or retail node

Before you write it

Test a risk against the book it would join

The same rules run forward as well as backward. Enter a candidate address, such as a new warehouse, retail centre or office park, and ALR re-runs your limits with that site included, as a hypothetical, before anything is bound. Not “is this risk acceptable” but “is it acceptable given the eleven others we already hold in that zone”.
